Tap a number — how do we reach your floor?

01 · Street level

Cloth, blade and a bucket

Shop fronts and ground-floor glass, inside and out. At street level it is still the best tool there is.

02 · Up to 5 floors

A vacuum, worked from the pavement

Gutters cleared from the ground up to five floors, so nothing leans on your brickwork and nobody is up there.

03 · Up to 6 floors

Purified water up a telescopic pole

Up to six floors from the ground floor. No detergent, and nothing left in the water to dry on the glass.

04 · Above six

Rope access, window cleaning only

Above six floors a pole will not reach, so we go on ropes. £5 million of public liability behind it.

05 · Where the ground allows

Powered access where there is room

Where the ground will take a machine and the elevation suits it, a cherry picker is often the quickest and safest way up.

About Stevens & Son

Window cleaners with 30 years’ experience.

Stevens & Son are window cleaners in Central London. That is the main job, and it has been for thirty years. Dean Stevens started as a window cleaner three decades ago and still runs the firm, with a team of five working across the City, the West End, Central London and the surrounding areas.

Most of what we clean is commercial — offices, shop fronts and managed buildings — though we are just as happy doing a house. The work is done with purified water on a pole from the ground, on ropes where a pole will not reach, from a cherry picker where the ground allows it, or with a cloth and a blade at street level. Whichever it is, the glass ends up clean and nobody is leaning a ladder against your building.

Over the years people kept asking whether we could sort the gutters while we were there, then the jet washing, then the painting. So we do that too. It is the same five people, the same uniform and the same guarantee, which saves you finding a different firm every time something needs doing.

“The quality and the finish. We guarantee our work 100%.”

What we do

Window cleaning, and the rest of the building.

Window cleaning is the main job. The rest grew out of people asking whether we could sort that as well while we were there.

Window cleaning

Window cleaning

The main job, and the one we are known for. We use a reach and wash system: water is purified first, goes up a telescopic pole, lifts the dirt off the glass and then dries clear on its own because there is nothing left in it to dry. It works from the ground up to six floors, so there is no ladder against your brickwork, nobody at your first-floor window and no need to let anyone inside.

  • Reach and wash with purified water
  • Up to six floors high, worked from the ground floor
  • No detergent and no residue on the glass
  • Commercial premises and private houses alike
Abseiling window cleaning

Abseiling window cleaning

Above six floors a pole will not reach, so we go on ropes. Rope access gets to high-level glass on the kind of Central London buildings where there is no room for a machine and nowhere to put one anyway. It is window cleaning only — we do not paint off a rope.

  • Rope access for high-level glass
  • Window cleaning only on the ropes
  • Central London buildings
  • £5 million public liability behind it
Cherry picker window cleaning

Cherry picker window cleaning

Where the ground will take a machine and the elevation suits it, a cherry picker is often the quickest and safest way up. We will tell you honestly which of the three methods your building wants, because the wrong one costs you time and gets you a worse finish.

  • Powered access where there is room for it
  • For elevations a pole or a rope will not suit
  • Commercial premises
  • The same uniformed team
Traditional window cleaning

Traditional window cleaning

Cloth, blade and a bucket. For shop fronts, ground-floor glass and anything at street level it is still the best tool there is, and it is what most people picture when they think of a window cleaner. Plenty of our work is exactly this, done well and done regularly.

  • Traditional cleaning at accessible levels
  • Shop fronts and ground-floor glass
  • Inside and out
  • Commercial and residential
Gutter clearance

Gutter clearance

Blocked gutters are how water gets into a building, and it is always cheaper to clear them than to deal with what happens when you do not. We use a gutter vacuum from ground level, which reaches up to five floors and means nothing is leaning against the building and nobody is up there who does not need to be.

  • Gutter vacuum, worked from the ground
  • Up to five floors high
  • No ladders against the building
  • Commercial and residential
Pressure jet washing

Pressure jet washing

High-powered jet washing for the hard surfaces around a building — forecourts, paving, steps, brickwork and render. It is the job that makes the most obvious difference to how a building looks from the street, and it is usually the one that has been left the longest.

  • High powered pressure jet washing
  • Forecourts, paving, brick and render
  • Commercial and residential
  • Guaranteed like everything else
Painting and decorating

Painting and decorating

High-end painting, decorating and wallpapering, inside and out. This is the part of the business where the finish is everything, and it is the reason Dean talks about the finish before he talks about anything else. If you want it done properly rather than quickly, that is the work we take on.

  • High end painting and decorating
  • Wallpapering
  • Interior and exterior
  • The quality and the finish, guaranteed
Property maintenance

Property maintenance

The jobs that are too small to get a specialist in for and too annoying to leave. Dean’s description is screwdrivers and drills, and that is about right — general maintenance, handled while we are on site doing something else, by people who are already there.

  • General maintenance work
  • Screwdrivers, drills, that sort of thing
  • Done alongside the cleaning
  • One company for the whole property

How we clean your windows

Reach and wash window cleaning, explained

Tap water carries minerals, and when it dries on a window it leaves them behind as spots. Purified water has had them taken out, so the glass dries clear on its own. No detergent, no ladders against the building, and nothing on the inside to move.

  • FilteredMinerals taken out of the water before it goes up
  • Up the poleFrom the ground floor, up to six floors high
  • Dries clearNothing left behind to dry on the glass

Why us

Six reasons people stay with us.

Thirty years in Central London, and most of the work still comes from buildings we already clean.

  1. 01

    30 years' experience

Dean has been a window cleaner for thirty years and still runs the firm himself. There is not much about a London building he has not already come across, and that is usually the difference between a job that goes smoothly and one that does not.

  2. 02

    Fully uniformed team of five

You will know who is on your premises. The team is five strong and fully uniformed, which matters when the work is on an office block with people coming and going all day.

  3. 03

    £5 million public liability insurance

We carry £5 million of public liability insurance. Any managing agent or facilities manager will ask to see it before you start, and it is there.

  4. 04

    Work guaranteed 100%

Dean’s own words: the quality and the finish. We guarantee our work 100%. If it is not right, tell us and we will come back and put it right.

  5. 05

    Available 24 hours, 7 days a week

The phone is on 24 hours a day, Monday to Sunday. Shop fronts and offices often want the windows cleaned before anyone arrives or after everyone has gone, and that suits us.

  6. 06

Window cleaning and maintenance from one firm

Window cleaning, gutter clearance, pressure washing, painting and decorating and general maintenance. One number, one invoice and one team who already know the building.

Who we work for

Mostly commercial. Happily residential.

Most of what we clean is business premises across the City, West End, Central London and the surrounding areas. Houses are welcome and always have been.

Commercial

  • Offices, shop fronts and managed buildings
  • Worked outside opening hours where that suits the building
  • Rope access or a cherry picker where a pole will not reach
  • One number, one invoice, one team who know the place

Residential

  • Houses and flats, inside and out
  • Reach and wash from the ground -- no ladders against the brickwork
  • Gutters cleared with the vacuum while we are there
  • The same five uniformed staff who do the commercial work

Where we work

Do we clean where you are?

We clean here

Window cleaning in the West End

That changes what the job is. Street-level glass in the West End picks up traffic film, handprints and spray from the road faster than almost anywhere else, and it shows every mark. Most of this work is traditional cleaning, done regularly enough that the window never reaches the state where a customer notices it.

  • Traditional at street levelCloth and blade on shop fronts and showrooms, inside and out.
  • Regular rather than occasionalFrontages here need doing often, because the glass is the first thing a customer sees.
  • Reach and wash aboveOffices and flats over the shop, worked from the pavement up to six floors.

Window cleaning in Central London

It is the most mixed work we do, and it is where having four different ways of reaching the glass actually earns its keep. A mansion block, a converted warehouse and a ground-floor restaurant all want something different, and the firm that only owns a pole will do two of the three badly.

  • Every kind of buildingOffices, mansion blocks, converted warehouses, restaurants and private houses.
  • Four ways upReach and wash, rope access, cherry picker or traditional — whichever the building actually wants.
  • Commercial and residentialMainly commercial, but houses and flats are welcome and always have been.

Window cleaning in the City of London

That shapes how the work gets done. Reach and wash handles everything up to six floors from the pavement, and above that it is rope access, because there is rarely anywhere to stand a cherry picker. Most of it is arranged around the building’s hours rather than ours — the phone is on 24 hours a day, seven days a week, and a good deal of City work happens before people arrive.

  • Mostly rope accessAbove six floors, on streets where nothing can be parked, abseiling is usually the only practical way to the glass.
  • Out of hoursThe phone is on seven days a week, and a lot of City work is done before the building opens.
  • Insurance on file£5 million public liability, ready for the managing agent who asks.

Frequently asked questions

Straight answers about the glass.

And if yours is not here, ring Dean on 07983 258476 — the phone is on 24 hours, monday to sunday.

How high can you reach?

From the ground, up to six floors with the reach and wash pole, and up to five floors for gutters with the vacuum. Above that we go on ropes, or use a cherry picker where there is room for one.

Do you put ladders against my building?

Not for the window cleaning or the gutters. Both are worked from the ground — the pole and the gutter vacuum are designed exactly so that nothing has to lean on your brickwork and nobody has to be up there.

Why purified water rather than soap?

Ordinary tap water carries dissolved minerals, and when it dries on glass it leaves them behind as spots. Purified water has had them taken out, so the glass dries clear on its own. It also means no detergent running down your wall.

Do you do houses as well as offices?

Yes. Most of our work is commercial, but we do residential too and always have.

Are you insured?

£5 million of public liability. If your managing agent wants to see it before we start, that is no problem at all.

Is your team in uniform?

Yes, all five of us. On a commercial building that matters — people should be able to see at a glance who is meant to be there.

What if I am not happy with the job?

Tell us. Dean guarantees the work 100%, and the whole point of a guarantee is that you use it. We will come back and put it right.

When can you come?

The phone is on 24 hours a day, seven days a week. A lot of commercial work gets done before the building opens or after it closes, which suits us fine.

Do you only do windows?

No. Gutters, pressure washing, painting and decorating, wallpapering and general maintenance as well — the same team, already on site.

How much does it cost?

It depends on the building, the height and how often you want it done, so we would rather look at it and give you a straight price than quote a number that turns out to be wrong. Ring Dean and tell him what you have got.
